Fleet Data Centers designs, builds, and operates mega-scale, single-user data center campuses targeting 500 MW or more of capacity. It is a portfolio company of Tract Capital, the alternative asset manager founded by Grant van Rooyen (former CEO of Cologix) that controls over 30,000 industrial acres across the U.S., including 12,000 acres in Northern Nevada. Fleet's model is straightforward: secure land in high-growth markets, raise project-level debt backed by long-term NNN leases pre-signed with hyperscale tenants, then design, construct, commission, and operate the facility as a fully integrated owner-operator. Its first confirmed development is a 230 MW (200 MW IT load) campus on 517 acres in Storey County, Nevada — 100% pre-leased to a $3 trillion+ market-cap, AA-rated tenant (widely rumored to be Nvidia) on a 16.4-year NNN lease. Fleet is concurrently building a second Nevada campus and beginning EU design work. The leadership team includes President Chris Vonderhaar, formerly VP of Demand and Supply at Google Cloud and a decade-plus AWS infrastructure executive. Buyers are hyperscale cloud and AI companies that need predictable, large-block capacity that traditional colocation cannot offer at pace or scale.
